Pine Heath

Pine Heath is a five-storey modernist townhouse in the Hampstead Conservation Area in North London, one of five in a cluster of nine designed by Ted Levy, Benjamin and Partners in the late 1960s, restored by Studio Hagen Hall for a young couple and their daughter. The studio was appointed in 2021 for the kitchen, bathrooms and windows, and the job grew into a whole-house restoration with an energy retrofit: vacuum glazing in new timber-framed windows, insulation added inside, mechanical extract ventilation, solar panels and an air-source heat pump in place of the gas boiler. The clients "wanted the look of a case-study house, with the performance of a passive one."
The surviving Paraná pine of the stairwell and the strip ceilings set the palette, and the new joinery, made by TG + Co on the edge of Dartmoor, is cherry stained to match it. In this living room the olive green wall-to-wall carpet is a nod to the 1950s and 60s, the built-in sofa is a custom piece in textured green boucle upholstered in Tibor fabric, and the tinted glass coffee table is the studio's own design. Louis Hagen Hall: "We were careful to retain the modernist character that makes the house so special, a core theme running through our projects." The house won a RIBA London Award in 2025.

Studio Hagen Hall is a London design studio working across architecture, interiors, furniture, product and textiles, founded in 2021 by Louis Hagen Hall, who studied at the Royal College of Art and the Architectural Association and worked with Peter Eisenman, Seth Stein and DSDHA. It is a RIBA chartered practice.
